Welcome to the first edition of The Tranquility Breeze, a regular e-newsletter that will keep Property Owners, Home Owners and friends of Tranquility at Carters Lake® updated on the "happenings" within and around the community. You are receiving this e-newsletter because you are either a Property Owner, a Home Owner or you have expressed an interest in lake access living in North Georgia. There is always something going on at Tranquility at Carters Lake® and I extend to you my personal invitation to visit with us and experience for yourself how Tranquility at Carters Lake® is redefining lake access living here in the beautiful Blue Ridge Mountains of North Georgia.

Tranquility at Carters Lake®


On September 27, we enjoyed another well-attended Property Owners dinner at Tranquility at Carters Lake®. The POA meeting was organized and informative, and then it was on to cocktails and a hearty dinner at the Tranquility Park pavilion. As in years past, the food was great and everyone enjoyed catching up. During the evening, we were excited to learn that five Property Owners are working on or have completed home plans and expect to begin actual construction of their home sometime within the next six to twelve months. This was exciting news and positions Tranquility for an exciting 2009. We look forward to assisting these Property Owners as they begin their building process and we will keep you all informed as each home gets underway. For those Property Owners who were not able to make this year's POA Dinner, we encourage you to find a way to participate next year.

Always Looking Nice!

The roads and common areas within the community continue to look great. We would like to thank Rick Gammon and Jeremy Rickman of The Evergreen Outdoor Group for their efforts this year. We would also like to thank the handiest man of them all, Carroll Page, for keeping everything working like a "Swiss watch." It takes a lot of hard work and attention to detail to keep the community looking so good and these men deserve a glass of tea or a firm handshake if you run into them during your next visit.

Welcome, Beth and Larry!

We are truly disappointed to see Lori & Robert Reddick heading back to Florida, but we understand their need to sell their home before moving up here full-time. All we can say is "we can't wait to have you back." We are confident that everything happens for a reason and that one day we will have them both as full-time residents of either Tranquility or Ridgemont. Hurry back you guys!

They moved into their new home, built by Wally Stover, in the early part of November. What a home. We have included a picture of their beautiful home in this e-newsletter and on behalf of the entire A.S. Dover team, we welcome this wonderful couple as our newest residents.

Carters Lake The Lake

Formed from the bed of the Coosawattee River between Ellijay and Carters, Georgia, this 3,000+ acre lake offers recreational opportunities for fishermen, hunters, campers, boaters, bikers and hikers. Long before the creation of Carters Lake, this portion of the Coosawattee was known as one of the best whitewater rapids in the eastern United States.

Since the completion of the original dam in 1977, Carters Lake has become popular with fishermen, hikers, mountain bikers, and campers. Today the lake, deepest of all lakes in the state of Georgia, boasts good lake fishing, a remote nature and rich cultural and natural history.

The lake is a watershed, designed to help control the annual flooding of the Etowah River Valley. The secondary purpose of the lake is power generation. In the center of the lake, the main channel is a thin strip with long fingers running deep into the mountains making this an excellent place to go canoeing.

Because of its remote nature, the lake and surrounding land, including Tranquility at Carters Lake®, offers more outdoor activities than Allatoona or Lanier. Carters Lake is one of the few lakes in North Georgia that stays at full pool (the Army Corps does not draw down the water level), which allows the lake to offer recreational opportunities all year-round.

Four hiking trails of varying difficulty make the lake a hiking destination. One of these trails, The Oak Ridge Trail, follows a high ridge to the lakeside, then returns along a creek. In just over a mile there are four distinct ecosystems. Tumbling Waters (Ridgeway) takes you to one of the few remaining waterfalls in the area (many are beneath the level of the lake}. Here, Tails Creek twists and turns down a 50-foot cascade. The Hidden Pond Songbird Trail is an easy hike that allows you to visit the wetlands of a gentrified beaver pond, and the beaver pond itself, rich in waterfowl. Finally, the Carters Lake Nature Trail takes you through some of the most scenic areas near the Visitors Center, with multiple scenic views of the lake.

More and more people
are beginning to learn about the beauty and
value of Tranquility at Carters Lake®.

This fall we aggressively marketed the community through the region's leading magazines and newspapers and, as a result, we received many more calls than usual from people interested in lake access living. In fact, we now have more than 300 new people who have expressed interest in Tranquility since July 2008, and we continue to converse with many of these interested contacts and anticipate property and/or home sales in 2009.
 
Throughout the month of October we organized a Home Expo event behind Penland's Apple House (adjacent to our old Sales & Marketing office) on Highway 515. This marketing event generated a lot of interest over a period of four consecutive weekends. Many thanks go out to Joanne Mager, Andy Mager and Tammy Burns for professionally representing Tranquility at Carters Lake® and our other A.S. Dover Communities.

To capitalize on fall tourism and our very popular Apple Festival, we ran eye-catching marketing materials in the Atlanta Business Chronicle for six separate weeks, beginning in late September and running through the month of October. We received excellent response from these inserts and many of the inquiries led to Tranquility property tours. The fall color was absolutely perfect and the community looked like it always does ... just perfect.
